Property is usually the largest transaction a person or business will make, and it is where detail decides whether a deal goes smoothly or unravels. We handle the conveyancing and the leases, keep the transaction moving, and flag the risks — a title defect, an onerous covenant, a lease term that will cost you later — before they become your problem rather than the other side's.

Whatever the matter, our approach is the same: work out what you actually need, tell you plainly where you stand, and handle it properly — from a senior solicitor you deal with directly, in language that doesn't need a translator. It's law for people who have a business to run.

When clients come to us

You probably need us if…

You're buying or selling business premises, an investment property or a home.
You're taking a commercial lease and want the terms checked before you commit.
You're a landlord dealing with a difficult tenant, a rent review or dilapidations.
You're refinancing and the lender needs the security properly documented.
You're transferring a property into a company, a trust or joint names.
A property transaction has stalled and you need someone to get it moving.

Common questions

Property & conveyancing — your questions answered.

How long does conveyancing take?

A straightforward freehold sale or purchase often takes six to ten weeks, but leasehold, chains and mortgage timing all affect it. We keep the transaction moving and tell you promptly when something threatens the timeline.

Should I buy a property personally or through a company?

It depends on your plans for the property, how you'll finance it and your wider position. We set out the legal and practical implications of each route — ownership, liability, stamp duty and succession — so you can take that decision with the full picture in front of you.

Do you act on both residential and commercial property?

Yes. We handle homes, business premises, investment property and development sites, and we advise both buyers and sellers, landlords and tenants.

Will I actually deal with a senior solicitor?

Yes. We're a boutique firm by design — you work directly with an experienced solicitor from start to finish, not a junior you've never met. The person who advises you is the person doing the work, and the person you can call.

How will I know what it's going to cost?

We agree the approach and the likely cost with you before any work begins. Where a matter is predictable we'll give you a clear price up front; where it genuinely isn't, a realistic estimate that we keep under review. Either way, the bill never arrives as a surprise.

Do you only act for businesses, or individuals too?

Both. We act for businesses and their owners, and for individuals and families on private-client matters. Many of our clients are business owners whose company and personal legal needs overlap — and we handle both.
